Before You Apply

You've already had this conversation.

Someone in your life wants to buy a home, or their first rental, and doesn't know where to start.

You want to help. Maybe you already have — with a phone call, a spreadsheet, a "here's what worked for me." But wanting to help isn't a system, and knowing the market isn't the same as knowing how to get someone from where they are to mortgage-ready, verified, and closing on a real date.

Most people stop there. Certified HOUSE Equation Coaches don't.

A Certified HOUSE Equation Coach runs that same conversation through a real methodology — the H.O.U.S.E. Equation — and gets paid to do it. Not "someday, maybe, if a referral closes." A defined commission, on a defined product, every time a student moves forward. And unlike most coaching certifications, this one doesn't stop at the badge: it's the on-ramp to building a real estate portfolio of your own, using the same tools and the same deal flow your students are learning inside of.

What You're Actually Signing Up For

Coach is not a call-center job. It's how you build real deals — and a portfolio of your own — while you're paid to coach.

A Certified HOUSE Equation Coach helps students acquire homes and rental property — while developing the same skills and building a real estate portfolio of their own, in real time, alongside them.

Reciprocal Development

Students develop the knowledge, resources, and experience to acquire assets and become investors. You develop leadership, collaborative investing, and opportunity-creation skills — while building your own portfolio alongside the people you're coaching.

We don't just teach together. We build together.

This isn't
  • A lead-gen job where you read a script and hand off the file.
  • A real estate license, a mortgage license, or an active RPM role.
  • A certificate that qualifies you to do nothing else.
This is
  • Running real students through a real diagnostic to a real Acquisition Date.
  • Getting paid commission on every product step your students take.
  • Your own on-ramp into real deal flow — building a portfolio that's actually yours.

Day to day, you run the first strategy session (the MAD diagnostic — Harness, Optimize, Understand, Stabilize, Empower), present a personalized roadmap on the spot, and keep students accountable through weekly check-ins until they hit Freedom Qualified — six months of verified, consistent cash flow. That's the standard here. Not mortgage pre-approval. Not a credit score.

Many coaches come from real estate, mortgage, or related professional backgrounds. Plenty don't. Professional credentials don't automatically make someone a good coach — and the absence of them doesn't disqualify you either.

Where This Actually Leads

You're not just coaching a checklist. You're building a second business.

Every property and every dollar of capital that moves through your students' deals is also a rep for you — tracked in your own coach-only deal toolkit, built on the same Acquire and Expand phases you're already coaching inside of.

STEP 1
Coach Students
Run diagnostics, build roadmaps, earn commission on every product step.
STEP 2
Work Real Deals
Analyze deals, structure funding, assign your own team — using real student deal flow as your training ground.

The objective isn't a certificate on a wall. It's activating multiple revenue streams, sourcing deals and capital organically, and building a real estate portfolio of your own inside a self-sustaining ecosystem — the same one you're helping your students build theirs in.

Reality check

A real estate portfolio isn't something the CHEC exam hands you on day one — it's built deal by deal, the same way any investor's is. Coaching is how most people start building that track record.

The Business Case

Commission is the floor. It's not the ceiling.

You earn a share of the margin every time one of your students moves forward on a product — no waiting on a closing that may or may not happen a year from now.

Additional roles in the ecosystem — sourcing deals, bringing in funding partners, or structuring deals of your own — add cash, cash flow, and equity in student deals on top of commission. Those aren't side perks — they're additional income streams, and they're the reason coaching here compounds instead of capping out.

Every dollar figure above depends on your own activity, your students' pace, and program pricing at the time of sale — treat these as illustrative, not guaranteed. Nothing here is investment or income advice; ask the specifics during your intake conversation.

How Certification Actually Works

Self-paced. No classroom. Pass at 80%.

  1. Start your intake conversation. Tell us your background — real estate experience helps, but it isn't required.
  2. Train inside the app, on your schedule. Certification is fully self-administered inside the same HOUSE Equation App your students use — no separate classroom, no fixed cohort dates.
  3. Pass the CHEC exam at 80%. Clear the bar and you receive your certificate PDF and coach badge immediately.
  4. Get your Enrollment Link. This is how students find their way to you — most of your roster arrives this way, not through cold outreach.
  5. Run your first Strategy Session. Diagnostic, roadmap, and your first commission-eligible student, in the same week.

Is This You

Who actually thrives as a Certified HOUSE Equation Coach

You don't need a real estate license, a finance degree, or a network of investors already lined up. You need to be the kind of person people already come to when money and real estate get confusing — and be willing to run a real process instead of winging it.

Real estate agents & brokers Loan officers & lenders Financial & life coaches Faith & community leaders People already coaching friends and family for free Aspiring investors who want real deal experience Career changers building a second income

If none of those describe you but you still recognized yourself in the opening of this page — that's usually a good sign too. Bring it up in your intake conversation.

Before You Ask

Straight answers to the questions coaches actually ask

Do I need a real estate license to become a coach?

No. Coach is a developmental role, not a licensed real estate role — you're not required to hold a license, act as an agent, or originate loans to do this job. If you already have one of those licenses, it can help with certain students, but it isn't a prerequisite.

How long does certification take?

It's self-paced — there's no fixed cohort or classroom schedule. How fast you move through the training and the 80%-to-pass exam is entirely up to you. You coach your first student only once you're certified.

Where do my students come from?

Most of your roster arrives through your own Enrollment Link. The rest are direct assignments. There's no cold-calling requirement built into the role.

What if I want to build my own real estate portfolio, not just coach?

That's the design, not a side door. A coach-only deal toolkit — deal analysis, funding and resource tracking, and portfolio view — runs on the same deal flow your students generate. Coaching and building your own portfolio happen in parallel, not in sequence.

Is this the same as the RPM Partner roles?

No. RPM Partner roles (Tenant-Buyer, Landlord, Flipper, Deal Scout, and similar) are for students and investors moving through the program. Coach is a separate, developmental role for the person guiding them — though many coaches also go on to take on additional paid roles in the ecosystem, sourcing deals, bringing in funding partners, or structuring deals of their own, alongside coaching.
